New legislation means YOU as a landlord or person in control of the premises is responsible for carrying out Risk Assessments on your residential lettings. Landlords face large fines or even imprisonment for non-compliance under Section 3(2) of the health and Safety at Work Act 1974.

What is Legionnaires’ disease?

Legionnaires’ disease is a disease caused by legionella bacteria. Legionella is a form of bacteria commonly found in water systems such as hot and cold water systems, air-conditioning units, and other risk systems. By inhaling small droplets of water containing this bacteria it can cause Legionnaires Disease. This Legionnaires disease risk assessment must be done by someone who is competent to perform the risk assessments.
